At Smart PNW we offer blower door tests and duct leakage tests that are both energy-saving and in compliance with Washington State’s required Air Leakage Testing (R402.4.1.2)

Smart PNW is a completely independent, third party available to you for air and duct leakage inspections for new and existing houses. We work with home builders and homeowners for services and inspections from Everett to Olympia, and everywhere in between.

Basic Blower Door Testing

All of our blower door air leakage tests can be done for single and multi-family buildings. Our RESNET and BPI certified technicians will document all findings and post required certification.

We are qualified to test homes under every Washington State Energy Code including the 2015 WSEC, 2018 WSEC, and the 2021 WSEC which will be the new standard in effect July 1, 2023. Each different code cycle has unique nuances that we can help you navigate.

If your building did not pass, our technicians will take the time to identify and document reasons it did not pass as well as provide strategies to fix noticed issues. At the end of the day, we care about saving you money so you don’t have to get multiple tests done if you don’t have to.

Approved Third Party

If requested by your inspector, it is required that an approved third party perform your code compliance testing. We are an approved third party and always GPS and Time Stamp our results for future verification so nothing delays you from obtaining and passing your final inspection.

 

Duct Leakage Testing

Do you need a high-quality inspection for ductwork that’s using an HVAC system? Our team uses a technique that seals off and depressurizes the entire ventilation system. Using our special equipment, we are able to test how much air pressure is escaping the ducts. This test is used to make sure that your home system is properly sealed for the highest energy efficiency.

Code Compliance Certificate

Every home is different and our rates will be determined during our free consultation. Your overall test will be determined by reviewing blueprints and measuring your home’s square footage and volume. We will then be able to provide you with a test certificate that includes R values, fuel source, and an efficiency rating for Domestic Hot Water, Cooling, Heating, and the home’s air leakage test results. Code requires that your WSEC Compliance Certificate be posted on or near the electrical panel. We will also be able to check the verification boxes for “building leakage tests include GPS and time stamp verification” which may be requested by inspectors as of February 1, 2021.

FAQs

Is it required?

R402.4.1.2 requires that this test be done on every new home (including additions) that are over 500 square feet, as well as all multi-family homes. As of July 1, 2016 the standard is less than 5 ACH at 50 pascals (this stands for air exchanges per hour). Every project does need to meet this standard by the state of Washington.

What is Washington R402.4.1.2?

Every building and dwelling unit must be tested and verified with an air leakage rate of 5 air changes per hour (or less). In places where it is required by the code official, all testing must be conducted by an approved third party. A final written report is then signed by those conducting the test and provided to the code official.

When is the best time during construction to schedule a blower door test?

It's almost never too early to schedule a test. Code requires that the test be scheduled any time after creation of all penetrations of the building thermal envelope. We recommend having a diagnostic test done after drywall is installed, taped, and mudded. This allows time to address issues before getting too far into the construction process. Few houses will actually "pass" at this phase, as there are many things (such as sub floors and electrical penetrations) that will be covered later in the construction process.

If you believe you don't need a diagnostic test, the test you need for code compliance can be performed right before you call in for your final building inspection.

Do I need an energy audit or a blower door test? What’s the difference?

A blower door test is mandatory for code compliance in new construction and additions over 500 sqft; it’s the last step before your final inspection. If you don’t pass your blower door test, you don’t pass your inspection.

No need to worry — if your blower door test fails, our technicians won’t just slap a fail sticker on your house and leave. Our technicians take the time to diagnose the problem areas and work with you to repair the issues. Needing repairs is nothing to be intimidated by; we are able to do any repairs necessary, including adding weather gaskets to your electrical foundation, applying foam air barriers under baseboards, caulking missed penetrations, sealing any holes from your attic or crawl space, and ensuring the weather stripping on your doors and windows is functioning properly and in good working condition and not damaged.
